The property is currently zoned RA2. The applicant is requesting that a Subdivision Plat Amendment be approved to amend lot 8 and create a new lot within the subdivision. Shadow Mountain Subdivision Land Use and Zoning Map Amendment: POSITIVE RECOMMENDATION FORWARDED TO CITY COUNCIL

On the request of David Johnson and Sean Shah for approval of a Zoning Map and Land Use Map Amendment for approximately 0.92 acres located on the north side of 13800 South at approximately 671 E 13800 S. The property is currently zoned RA1. The applicant is requesting that a Zoning Map Amendment and a Land Use Map Amendment be approved to go from RA1 to R3 (Single-family Residential, 13,000 square foot lot minimum) and RA2 (Residential Agricultural, 20,000 square foot lot minimum) zoning; dividing the lot’s zoning. The applicant also wants to divide the Land Use designation across the property, keeping approximately 0.5 acres in the current Residential Low/Medium Density designation and adding 0.42 acres into the Residential Medium Density designation. If approved, the applicant could apply to subdivide the property into two lots, one for the existing house on the property, and one for a new home.
