HBA Plaza at Draper (38 West 13775 South): POSITIVE RECOMMENDATION FORWARDED TO THE CITY COUNCIL
On the request of Ross Ford, representing the Home Builders Association, this application is a request for approval of a Text Amendment, Zoning Map Amendment, and Land Use Map Amendment for approximately 2.55 acres located at approximately 38 West 13775 South. The property is currently zoned M1 (Light Manufacturing). The applicant is requesting approval of the amendments to allow for an existing office building to be added to the CSD-136 (136 Center Commercial Special District) zone.
Commercial Buffer Zone (Citywide): POSITIVE RECOMMENDATION FORWARDED TO THE CITY COUNCIL
On the request of Draper City, this application is a request for approval of a text amendment that would apply citywide. The proposed zone is called the Commercial Buffer Zone (CBU) and would have a CBU designation on the zoning maps. The purpose of the amendment is to create a buffer area between commercial and residential development. There were recent concerns with applicants obtaining a zone change for commercial projects that may have one border along other commercial properties, but would primarily be built in and affect residential areas. The intent of this zone is to provide a lower intensive zoning option to help those commercial projects better relate with adjacent residential neighborhoods. The proposed CBU zone will be located in Chapter 9-11 (Commercial Uses) in the Draper City Municipal Code (DCMC).
