ACTION ITEMS 

Hidden Canyon Estates Phase 6 Final Subdivision Plat: APPROVED

A request by Brandon Watson, representing Edge Land 16 LLC, for a request for approval of a Final Subdivision Plat for approximately 6.32 acres located at approximately 14755 South Springtime Rd. The property is currently zoned RM (Multi-family Residential) and C-3 (General Commercial). The applicant is requesting approval for a Final Subdivision Plat to allow for 22 additional single-family lots within the Hidden Canyon Estates development. This is the final phase within Hidden Canyon Estates.

PUBLIC HEARINGS

Jenson Farms Lot 109 Plat Amendment: APPROVED

A request by Tim Gough, representing Gough Homes, for a plat amendment for one lot in Jenson Farms. The plat amendment would add an easement (20 feet wide) along the northern border of the lot in favor of Draper City. The easement is needed to ensure Draper City can access and maintain proposed retaining walls needed for the new bridge over Willow Creek. The subject property is located at approximately 11837 S. Ridge Oak Lane.

Fox Landing Phase 3 Addition Zoning Map Amendment and Land Use Map Amendment: POSITIVE RECOMMENDATION MADE TO THE CITY COUNCIL

A request by Derek Wright, representing Wright Homes, for approval of a Land Use Map Amendment and Zoning Map Amendment for 0.461 acres located at 11720 South 700 West. The property is currently zoned RA1 (Residential Agriculture, 40,000 square foot lot minimums). The applicant is requesting to approve a Land Use Map Amendment to change the designation from Residential Low/Medium Density to the Residential Medium Density designation, and to approve a rezone from the RA1 zone to the R3 (Single Family Residential, 13,000 square foot lot minimum) zoning district in order to allow for the property to be included in the Fox Landing development. The 0.461 acre property is part of a larger piece of property equaling 1.38 acres. This property contains a house that fronts 700 West. If approved, the applicant will create a 40,000 square-foot lot for the existing house on 700 West, under the properties current zoning of RA1, and subdivide the rezoned 0.461 acre piece of property to include as another lot in the Fox Landing development.
